No/Negative equity? - No Problem
At Smart Finance we will help source a loan for you even if you have little or no equity in your home. Many of our sources allow you to borrow as much as 80% of your property value and still take advantage of some of the very best rates available. This gives you considerably more borrowing power when compared to the typical bank loan where you cannot typically borrow more than 70% of your property value. (rates have varied through 2008/9) You will always receive the best rate on the day of application.
I have missed some mortgage repayments
We understand that through no fault of their own some clients fall behind in making their mortgage payments. Normally this is for reasons beyond your control. Maybe your overtime was cut at work, or a customer paid you late. You may also know that if you have mortgage arrears most bank’s computer systems will automatically reject your loan application because you do not fit their current lending criteria. At Smart Finance we treat you and your application as an individual and will source the finance you need based purely on your circumstances and not on what a computer says in the first instance.
I have a County Court Judgement or Decree - No Problem
We understand that through no fault of your own you may fall behind and default for non-payment of other debts, loans, credit cards and the like. Most often this is due to reasons beyond your control. Perhaps you were made redundant unexpectedly, or a customer defaulted on a bill. You may also know that if you have a CCJ or Decree most bank’s computers will automatically reject your application because of it. Just when you needed the help the most - they say NO!. Smart Finance are happy to help and assist you in sourcing the finance you require, and best of all we do not charge any upfront fees and everything we do for you is without obligation.
I haven’t got any proof of income
We understand that in the 21st century more and more customers are unable to prove their income in the conventional manner. More and more customers are self-employed and do not choose to go through the expense of having accounts prepared by a chartered accountant. Other clients work in industries where the work is seasonal or cyclical. Others work for companies on a temporary or contract basis. These reasons are very common on the applications we receive on a daily basis at Smart Finance Head Office. DO NOT WORRY! - For employed clients we can normally accept hand written payslips, agency payslips, bank statements or an income reference from your employer. For self-employed clients we can normally accept a self-declaration of your income subject to supporting information that you are actively in self-employment, such as an invoice, a VAT certificate or tax assessment.
